Home Staging: Everything Worth Knowing

 In Staging

What is Home Staging?

Staging a home is the process of highlighting your home’s strengths and downplaying its weaknesses to transform its appeal to the greatest possible pool of prospective buyers.

Barb Schwarz, the head of the International Home Staging Professionals Association, defines staging as ‘preparing a home for sale so the buyer can mentally move in.

Whether you’ve been in your space for less than a year or over a decade, you have worked hard to make your house a home. But that home might not be in tip top shape to sell to a stranger in its current form.

How does Staging work?

Your personal decorating tastes have helped you create the perfect home for you and your family but also may be the reason your beautiful space isn’t moving on the market. A home is basically a life sized memory box filled with personal experiences, likes, dislikes, and that ugly rug grandma sent you that you can’t seem to throw away.

One goal of staging is to decorate the home while also depersonalizing the space. One might be tempted to throw on a new coat of paint and call it good. However, hiring a professional to pull the old and new seamlessly together is worth the added cost.

Having a talented professional stage your home through their neutral expert eye allows a more universal appeal to potential buyers. Stagers can edit your space by including or removing your own items or incorporating new items into the design of your home. And you have someone else to blame when grandma’s rug doesn’t make the cut.

Let your home speak to buyers…in a good way.

Repeat after me: Fresh Eyes!

Your home may have a slightly funky odor from your loving pets or an abnormally loud running refrigerator that you no longer notice but your buyers will. You may love your specially curated travel knick knacks or antique jade plate collection but someone else might only see clutter.

Neutralizing your space and problem solving to play down the weaknesses allows the buyers to not fixate on sensory challenges. Your house becomes irresistible the moment the buyer sees themselves living their own life there. Staging plays up your home’s strengths while allowing room for the buyer to imagine their own possibilities.

Still on the fence?

According to the Real Estate Staging Association, professionally listed staged properties:

  • simply look better in ads and in person
  • spend 73 percent less time on the market
  • typically sell for more money
  • end up on buyers’ “must see” lists
  • are viewed as “well-maintained”
  • have fewer concessions requested of the seller.

Let the experts transform your home into your buyers’ future dream home.
